Selecting the correct billing method ensures water costs are distributed fairly across your tenants. The SimpleSUB Web App offers two billing methods, depending on how much of the property is submetered.
SimpleSUB Effective Rate
Use the SimpleSUB Effective Rate when all water lines on the property are submetered.
When to Use It
- You have purchased submeters for all units and all have been installed
- Common areas (such as irrigation or shared spaces) are also metered
Benefits
- Most accurate billing
- Most fair distribution of costs
- Tenants are charged based primarily on their actual water usage
This is the recommended method whenever full metering coverage is available.
Utility Effective Rate
Use the Utility Effective Rate when some parts of the property are not submetered.
When to Use It
- Some units do not have meters
- Common areas or irrigation are not metered
- Meter coverage across the property is incomplete
This method helps account for water usage that cannot be directly measured.
Important Note
The Utility Effective Rate is typically a temporary solution. As additional meters are installed and coverage improves, most properties transition to the SimpleSUB Effective Rate for more accurate billing.
Quick Rule:
If water appears on the utility bill but is not measured by a SimpleSUB meter, use Utility Effective. If nearly everything is metered, use SimpleSUB Effective.
